How do I create a lease?
Use the Lease Wizard from Leases or a property to enter tenants, dates, rent, deposits, pets, utilities, rules and required disclosures. You can save an unfinished draft. In an unsigned fixed-term draft, choosing month-to-month clears the end date; review and save the open-ended rent schedule before sending. Executed agreements require the appropriate lease-change process.
Review shows the state source pack, review date, source links and missing facts or documents. Answer applicable questions and select required property PDFs; saved selections accompany the signing packet, whose readiness is checked again when sent. Changing the property, unit or tenants, or reusing a template or lease, clears earlier fact and document bindings for fresh review. Local requirements and listed limitations still need attention; this is not a certification of every applicable law.
For separate tenant responsibilities, review each extra charge and tenant-paid utility: choose equal shares, specific percentages or full responsibility for that item. Classify custom wording as creating no extra monetary obligation or list its exact amount or formula. Link fixed utility costs to their existing recurring charge so they count once. Changed amounts, utilities or parties require another review. These choices do not create fees, change collection settings, waive protected rights or determine deposit-refund ownership.
For an existing agreement, choose Leases > Upload Custom Lease on web or Menu > Leases > Upload Lease on mobile. Select the property and any required unit, then Upload & Parse. This stores the document without creating a lease. Compare the extracted tenant, amounts and dates with the original, correct mistakes and choose whether it is historical, then Save Lease. Your reviewed values are saved; uploading does not verify outside signatures or establish each tenant's legal responsibility.
Invalid entries remain available to correct. If a save cannot be confirmed, check the lease list before another upload to avoid a duplicate. Cancelling review does not create a lease, but an already uploaded document remains in property documents.
