How do I move a tenant out?

From the tenant's page, set their status to Moved Out. You can record a reason (end of lease, eviction, tenant left, or other) and notes - both are written into the Lease Termination Agreement document for your records.

You can optionally request the tenant's signature on that agreement. The termination is final either way - an unsigned agreement never blocks it, and you can send it for signature later from the lease's amendments.

If your effective date is shorter than your state's notice period, you see a warning and can proceed anyway for mutual agreements.

Moving a tenant out ends their active lease, cancels future rent charges and any pending payment links, stops auto-pay, and marks the property or unit vacant.
