How do I review comparable properties and source freshness?
Open Comps & Freshness in the saved report. Each comparable is identified as a recorded closed sale, an asking sale or an asking rental. Review its location, size, type, distance, dates and any exclusion reasons. An included active listing provides market context; it does not establish a completed sale price.
A separate as-is sales estimate needs at least three qualifying recorded closed sales. The report shows the recency, distance, size and bedroom rules. Missing or mismatched evidence remains excluded instead of being silently used to produce a value.
Source rows show retrieval dates, cache expiry and whether the provider returned an address that matches the requested property and unit. The report analysis date is separate from those source dates. An unverified match or unknown date is a reason to inspect the evidence, not an assurance of freshness.
Repeat searches reuse unexpired provider data: RentCast property facts for 90 days, RentCast value and rent estimates for 30 days, and scraped Zillow/Redfin results for 30 days. Source retrieval dates stay the original dates. Your saved analysis, rent roll, repairs and financing are stored separately from the shared provider cache.
Reload Estimates keeps the same saved property, purchase assumptions and evidence. It reuses provider data until the cache expires, so reloading does not force every provider to fetch new data. Saved-report reloads and recalculation do not spend another analyzer search. If another edit changed the report, review the reloaded report before trying again. Older reports may need a reload before a comparable audit is available.
