How are investment property values and rents estimated?
New analyzer reports use the arithmetic average of available Zillow, Redfin and RentCast market-value estimates. Each provider contributes once. An AI reconciliation is not counted as another provider. The Property Details valuation policy is separate.
The report lists available sources and retrieval dates. An unknown date remains unknown, and the spread between provider values is not a statistical confidence interval. A single available estimate is clearly identified.
Rent Zestimate and RentCast rent are estimates, not rent actually collected. Zillow Rent Zestimate is preferred when available; RentCast is the fallback. Redfin reported rent with an unknown period is shown for review and is not assumed to be monthly. Confirm actual leases and whether rent covers every unit.
Purchase price and monthly rent used for returns are editable assumptions. Recalculate updates your saved report, export, history and portfolio prefill. Changing assumptions or saved evidence clears the earlier AI recommendation. The watchlist compares saved report changes and does not automatically fetch new market data.
